Riviera Community Club rules
The Riviera Community Club covenants apply to every lot in Lake Josephine Riviera. The main ones for a new home:
- Club approval first. Plans, a plot plan and the driveway location go to the Club's Architectural Control Committee before any clearing, excavation or building.
- At least 1,000 sq ft of year-round living space, with 800 sq ft or more on the main floor.
- 26 ft height limit, and no more than two floors of living space above grade.
- Permanent foundation. The home sits on a county-approved concrete or masonry foundation.
- Club water only. Private wells are not allowed.
- No living in an RV or trailer, even temporarily. A temporary structure for storing materials during construction needs the Club's written consent.

The county path, step by step

- Electric service. Tanner Electric Cooperative serves Anderson Island.
- Apply for the building permit. Apply online at piercecountywa.gov/Permit with the application, site plan, construction plans, energy code worksheets, a drainage plan if it applies (for example clearing 7,000 square feet or more, excavation of 50 cubic yards or more, or 500 square feet or more of new impervious surface), the fire flow certificate and the septic approval.
- Pay, review, permit, inspections. Fees are invoiced by email and the application is cancelled if unpaid after 5 days.
